How to Prepare Your Home to Sell: A Room-by-Room Checklist
Buyers form an opinion within seconds of seeing your listing photos, and again the moment they walk through the door. A little preparation goes a long way toward a faster sale and stronger offers. Use this room-by-room checklist to get your home ready for the market.
Start Everywhere: The Big Three
Declutter. Remove at least a third of what's on counters, shelves, and in closets. Less stuff makes rooms look bigger and helps buyers picture their own belongings in the space.
Depersonalize. Put away family photos, collections, and personal items. You want buyers to imagine living there, not feel like guests in someone else's home.
Deep clean. Clean baseboards, light fixtures, windows, vents, and grout. A spotless home signals that it's been well cared for.
Curb Appeal and Exterior
- Mow, edge, trim shrubs, and pull weeds
- Add fresh mulch and a few seasonal flowers near the entry
- Power-wash siding, walkways, and the driveway
- Clean or repaint the front door and update the house numbers
- Make sure exterior lights work and fixtures are clean
- Clean gutters and clear debris from the roof
- Tidy up outbuildings, sheds, and garages; buyers will look inside
Entryway
- Clear shoes, coats, and bags from the entry
- Add a new doormat
- Make sure the space is well lit and smells fresh
Living Room
- Remove extra furniture to open up traffic flow
- Arrange seating to create a welcoming conversation area
- Open blinds and curtains to maximize natural light
- Touch up scuffed walls; consider neutral paint over bold colors
Kitchen
- Clear counters except for one or two decorative items
- Organize cabinets and the pantry; buyers do open them
- Clean appliances inside and out, including the oven and refrigerator
- Fix leaky faucets and replace worn cabinet hardware if needed
- Empty the trash and take care of any lingering odors
Bathrooms
- Scrub tile, grout, tubs, and showers until they shine
- Recaulk around tubs, showers, and sinks if the caulk is stained or cracked
- Put out fresh, neutral towels
- Store toiletries out of sight
- Make sure fans, faucets, and toilets work properly
Bedrooms
- Make beds with simple, neutral bedding
- Clear nightstands and dressers
- Thin out closets so they look roomy, ideally half full
- Stage any spare room with a clear purpose, such as a guest room or office
Basement, Laundry, and Utility Areas
- Declutter and organize storage areas
- Address any signs of moisture and run a dehumidifier if needed
- Change the HVAC filter and clear space around the furnace and water heater
- Replace burned-out bulbs so every space is bright
Before Photos and Showings
- Turn on all the lights and open window coverings
- Hide pet bowls, beds, litter boxes, and toys
- Put away cars, trash cans, and hoses
- Keep a quick daily cleanup routine so you're ready on short notice
- Secure valuables and prescription medications
