Buyer Closing Costs in Missouri: What to Expect

Buyer Closing Costs in Missouri: What to Expect

Your down payment isn't the only money you'll need at closing. Buyers also pay closing costs, the fees and prepaid expenses that come with getting a loan and transferring ownership. Knowing what to expect helps you budget and avoid surprises on closing day.

How Much Are Closing Costs?

Buyer closing costs vary with the loan type, lender, purchase price, and terms you negotiate. They often add up to a few percent of the purchase price. Your lender will give you a Loan Estimate early in the process and a Closing Disclosure at least three business days before closing, so you'll see the numbers well ahead of time.

Common Buyer Closing Costs

Lender Fees

  • Loan origination or underwriting fees
  • Discount points, if you choose to buy down your rate
  • Credit report fee
  • Appraisal fee

Title and Settlement Fees

  • Lender's title insurance policy
  • Settlement or closing fee charged by the title company
  • Recording fees for the deed and mortgage

Prepaid Items and Escrow

  • Homeowner's insurance premium for the first year
  • Initial deposits into your escrow account for property taxes and insurance
  • Prepaid mortgage interest from closing until your first payment

Other Possible Costs

  • Home inspection and any specialty inspections, often paid before closing
  • Survey, especially for rural or acreage properties
  • HOA transfer fees or prorated dues
  • Funding fee for VA loans or guarantee fee for USDA loans, which can often be financed

Missouri-Specific Notes

No state transfer tax. Missouri doesn't charge a state real estate transfer tax, which keeps closing costs lower than in many other states.

Property tax proration. Missouri property taxes are paid in arrears. At closing, the seller typically credits the buyer for taxes from January 1 to the closing date, and the buyer pays the full bill when it comes due at the end of the year.

Ways to Reduce Your Closing Costs

  • Compare lenders. Review Loan Estimates side by side.
  • Ask for seller concessions. Sellers can agree to pay part of your closing costs, within limits set by your loan program.
  • Look into assistance programs. The Missouri Housing Development Commission and some lenders offer help with closing costs for eligible buyers.
  • Consider timing. Your closing date affects how much prepaid interest you pay.
